  • Spec Home Design Packages:

    This service is designed specifically for builder-led spec homes — not custom client builds and not homeowner-facing projects.

    What this is:

    A predesign package for a standard spec home that provides cohesive, market-ready finish direction using great-priced, builder-friendly selections.

    Designer guidance without the cost of full design services.

  • Rendering-Only Services

    This service is for interior designers only who need clean, realistic visuals for client presentation or approval.

    What this is:

    You provide:

    • Floor plan

    • Material / finish selections

    I provide:

    • High-quality renderings that reflect your design, not mine.

PRE-CURATED SPEC HOME DESIGN PACKAGES

  • Ideal for a 3 bed / 2 bath spec home)

    Includes design direction for:

    • Kitchen

    • Primary bathroom

    • Secondary bathroom

    • Common living areas

    Deliverables:

    • Curated material boards (kitchen, baths, common areas)

    • Spreadsheet with direct links to fixtures & finishes

    • Suggested:

      • Plumbing fixtures

      • Lighting styles

      • Cabinet door styles

      • Fireplace finish direction

      • Window grid patterns

      • Hardware direction

    • Finish cohesion guidance so the home feels intentional — not pieced together

    Important notes (this protects you):

    • No homeowner involvement

    • No plan redesign or space planning

    • No revisions based on buyer preference

    • This is design direction, not full interior design

    If a spec home sells and the homeowner wants design input, that would require a separate agreement under my full-service design offerings.

FOR DESIGNERS

  • $500 per room

    Includes:

    • 5–6 rendered images per space

    • Multiple angles for client understanding

    • Lighting + material realism

    • Designer-supplied plans and selections only

    Timeline:
    Based on scope, typically 5–7 business days per room.

    • Renderings are based on the information provided.

    • No revisions are included unless I missed something from your supplied materials.

    If a client requests design changes after initial delivery:

    • $250 per revision set

    • Includes:

      • Updated scene edits

      • 5–6 new images of the revised design

    • No full recreation required unless scope changes drastically

  • Walkthrough video: available at an additional cost

    • Not full-service interior design

    • Not homeowner-facing

    • Not custom design development

    • Not unlimited revisions

    • Not finish sourcing for personal residences
